Special Information

Lodging Reservations: While Virginia and Kentucky State Parks are sister organizations of Breaks, Breaks is operated independently by the Breaks Interstate Park Commission. Reservations for camping, cabins, hotel rooms, cottages and picnic shelters can be made by calling our front office at (276) 865-4413 ext. 3201. Reservations can be made up to 11 months in advance. Payments must be made in full to our front desk within 14 days after the reservation is made or prior to the arrival, whichever is sooner. 

Payments can be made by American Express, Discover, MasterCard or VISA over the phone (by the card-holder only) or by check or money order (online reservations are by credit card only).

Cancellation policy: Cabin and cottage cancellations may be made by calling our front desk during operating hours. A flat $50 fee is charged for cabin/cottage cancellations made at least a month prior to the scheduled arrival date. The fee for cancellations made less than 30 days before the scheduled arrival date is $50 per night. Cancellation fees also apply to early departures and reductions in the number of nights of the cabin rental. Because cabins require a minimum two-night stay, the charge for an early departure or reduction will be two nights’ rental plus $50 per additional night. Any departure made after the cabin check-in time of 4:30 p.m. is considered a full night’s stay.

Picnic Shelter cancellations: No refund within 14 days before reserved date. Before then, a $10 cancellation fee applies. You may transfer the shelter reservation prior to 14 days of arrival without a fee.

Lodge (hotel room) cancellations may be made by calling our front desk or the Reservation Center during operating hours. A flat $20 cancellation fee is charged for lodge room cancellations made at least 30 days prior to the scheduled arrival date. The fee for cancellations made less than 30 days before the scheduled arrival date is $20 per night. Cancellation fees also apply to early departures and reductions in the number of nights of a lodge room rental. Any departure made after the lodge check-in time of 4:30 p.m. is considered a full night’s stay.

Transfer policy: Cabin, cottage and hotel room transfers can be made through our front desk by 4:30 pm on the day of the reservation.

**Starting in February 2018: There will be no refunds available for downgrading your room or campsite (ex. transferring from a cabin to a lodge room or transferring from a full-hook up campsite to a primitive site).

Senior and AAA membership discounts will ONLY be available by making reservations through our front desk. These discounts will not be available by calling the Reservation Center or online. If the reservation is made by either the call center or online, a refund for said discount will not be available.

If a guest makes a reservation then cancels it (even within the same day), there will be a cancellation fee.**

Lodging Regulations

The following guidelines have been established to ensure your safe and enjoyable experience, and to protect this valuable resource for others to enjoy:

  • You must be 18 years old with proof of age to rent a lodge room, cottage or cabin.
  • At the request of our guests, beginning in May 2013, during peak season cabins and cottages will only be rented on a weekly basis with arrivals on Fridays. 2+ night stays may be booked during prime season if the reservation is made within 30 days of the arrival date only by calling the toll free reservation number.
  • Swimming passes are not included in camping, cabin, cottage or hotel fees.
  • Two vehicle passes only are provided and must be displayed on the rear view mirror of each vehicle. Additional vehicles must pay $2 per day entrance fees and park in overflow parking. Only two vehicles are allowed at each campsite/lodging unit or cabin.
  • Reservations can be made 11 months in advance by calling 1-800-933-7275 Monday thru Friday 9:00 am to 5:00 pm or made online byclicking on reservations at www.breakspark.com.
  • Check-in time for lodging units is 4:30 pm. Check-out time is promptly 10:00 am, and additional fees will be assessed for late departure. Maximum stay is 14 consecutive days.
  • We have 12 rooms designated as pet friendly.  These are located in the dogwood lodge.  There is an additional fee for pets, $20 per pet, per night.
  • All pets must be restrained on a leash no longer than (6) six feet in length. Pets are not permitted in the bath houses unless it is a service animal. State law mandates persons clean up after their pet.
  • Trash must be placed in designated receptacles.
  • Park regulations prohibit the cutting, marring and removal of plants. Nailing or screwing any objects into trees is prohibited.
  • Fires are permitted only in fire grills. Please DO NOT burn any wood that does not fit into the fire grill. This is a fire hazard. Please properly extinguish all fires before departure.
  • Smoking is prohibited in all state facilities unless the room is designated for smoking. If evidence of pets or smoking is discovered a $250 fee will be assessed and guests will be asked to leave without a refund.
  • State law prohibits children under the age of 16 from riding in the bed of pickup trucks.
  • At the end of your stay, please place all dirty linens inside the pillowcases and place them at the foot of your bed.
  • Picnic shelters may be reserved 11 months in advance by calling our front desk at (276) 865-4413.


All rental units must be registered to and occupied by an adult 18 years of age or older. A copy of driver’s license or photo ID is required. Please limit occupancy in your unit to the maximum capacity and adhere to the pet and smoking policies for your particular unit.

It is our mission to provide you with the cleanest facilities possible. However, there are rare instances when your unit might not be fully presentable by 4 pm, or the hot tubs (in cabins only) might not be warm until the evening. In addition, from time to time appliances, hot tubs, cable television, water, electricity, gas fireplaces, etc. will break down or malfunction. While we cannot refund any monies due to these issues that may be beyond our control, we will respond as quickly as we can to make repairs if possible. Gas fireplaces (in cabins and suite only) are seasonal amenities and may not be available for use during the spring and summer.

Cabins and cottages are supplied with linens and towels along with basic kitchenware and utensils. A starter supply only of soap, dishwashing detergent, toilet paper, trash bags and paper towels will be provided. If there are any damages, shortage of supplies, or housekeeping issues, please report them upon arrival. We will do everything we can to make sure your unit is ready for your stay. Limited housekeeping is available in cabins and cottages.


All Laurel Lake Cabins have hot tubs. Due to cleaning processes and changing of water in these units, it is possible that the hot tub may not be fully heated until the evening of your arrival. There are certain health risks associated with the use of these amenities. Each registered guest is responsible for informing their guests of the possible risks. Each hot tub is sanitized and serviced for correct chemicals. Hot tubs are for enjoyment only. Products such as soap, shampoo, bath oils, etc. MAY NOT be used in hot tubs. No more than five people are allowed in a hot tub/on the deck at once. Hot tub covers must be kept on hot tubs at all times when hot tubs are not being used. Consult a physician if you have questions or concerns before using a hot tub. Physicians strongly discourage pregnant women from using hot tubs.


Though significant winter storms are rare, there are times when winter weather necessitates the need for a four-wheel drive vehicle to access the park. While all efforts are made during those times to treat and scrape the roads within the park and keep them clear of snow and ice, no guarantees can be made at any time about road surface conditions. There are no refunds given due to weather.


We are not responsible for lost or stolen items. Please check your unit thoroughly prior to your departure for any personal belongings. If you notice you have left an item behind, please call our office and every effort will be made to locate it.


Please remember you are in the mountains. Each unit is professionally treated for pest control on a regular basis. Occasionally a few critters could make their way inside. In these rare instances, no refund will be given. In such a case, notify the office, and we will make every effort to solve the problem in a timely manner. Please do your part by keeping windows and doors closed and all food and trash inside or in the appropriate outside receptacles.


While many parks and other lodging facilities do not offer accommodations for guest who smoke or travel with pets, we strive to make accommodations for both. Select lodge rooms are pet-friendly and there are also designated lodge rooms that allow smoking. Cabins and cottages are non-smoking and do not allow pets. Due to the risk of allergens, rules in non-smoking rooms and non-pet designated rooms must be followed. If you occupy a non-smoking or non pet-friendly lodge room, cottage or cabin and evidence of smoking or pets are discovered a $250 fee will be assessed and you will forfeit the remainder of your stay and no refund will be issued.


The customer must accept full responsibility for any damages, phone charges, extra cleaning required due to abusive behavior or accidents. The customer must either pay a $250 cash deposit and/or authorize Breaks Park to charge a credit card for any and all damages or costs associated with the listed items above. If the card will not accept the charges, then payment in full for charges will be due immediately. If the customer pays a cash deposit, the customer acknowledges that if expenses for damages exceed his/her deposit then he/she will be billed and payment will be due immediately. The customer will also be responsible for any collection costs.
